Full Service Property Management
We do it all for you! Leasing, tenant screening, rent collection, property care, maintenance, tenant relations, etc. You receive easy to read statements each month with your rent proceeds. You can relax and enjoy your other life activities knowing that Brightwater Property Management will take good care of your property and your tenants. Brightwater Property Management’s goal is to make your investments in rental property easy and hassle free.

 

Lease Only Services:

If you have the time and ability to manage your own rental property but do not have the time are do not want the aggravation of dealing with prospective tenants, then our Lease Only service is a perfect solution. We will aggressively market your property, requiring a detailed application from any prospects. Each applicant will be thoroughly screened. Brightwater Property Management will do a credit and background check, which includes employment verification, current income and DPS criminal and Sex offender background check. We then present the application to you for consideration.

Once you approve a qualified applicant, we prepare all lease documents using Texas Association of Realtors promulgated forms for your protection. Finally, we will coordinate the move-in and see that all parties receive proper copies of the lease agreement and addendums.

Once you tenant moves in, then you take over the management of your property.

Hot tip
Color coordinate.
Designate a color for each room in the new home, such as yellow for kitchen, orange for dining room, etc. Apply colored stickers on the box near the box number. In your new home. Put a matching sticker on the door to each room. The movers will know where to put everything when they arrive at the destination. It's also helpful to post a big sign on the wall in the room where you want boxes stacked, ("Boxes here please") to keep them out of furniture and traffic areas.

Use your luggage.
Fill luggage and duffle bags with clothing, sheets, towels, and paper goods. Even for local moves you'll be able to quickly spot your navy suitcase holding your favorite sweaters, whereas "Box #189" might remain elusive for days.
